  • Fees

For credit cards, electronic transfers, and wired payments we usually charge a 4% fee for the convieniance use. It may appear as tax or other fee on your invoice. If you choose to pay by check or cash there is no additional fees

  • If I need all the services listed above?

A lot of times we are asked this a lot. Depending upon the area, we generally discount the Wind Mitigation, 4-Point and Roof Condition at 50% off.

  • How much are Radon monitor and testing?

Radon testing varies between the different types of tests. They can be as low as $30.00 per sample up to $125.00 per sample. This varies because of the type of monitor and test. Once a Radon test is ordered we will provide the best and economical test for your needs. For more information click for the Radon page.

  • What is your service area?

We cover the following counties in Florida

within a 24-36 hour time schedule. Pasco County, Citrus County, Hernando County, Hardee County, Highlands County, Hillsborough County, Lake County, Manatee County, Marion County, Osceola County, Orange County, Pinellas County, Polk County, Seminole County and Sumter County.

We will go to other areas upon request.

  • What is a 4-Point Inspection?

A 4-point inspection is when we come to your home and inspect the Roof, HVAC, Electrical & Plumbing systems. This is usually required by an insurance company. It is not recommended to have a 4-Point Inspection as a home inspection for a home sale.

  • What is a Wind Mitigation Service?

Wind Mitigation Service is when we come to your home and report the nail spacing for the roof shingles. We inspect the glass for hurricane resistant glazing. Additionally, we inspect if there are shutters installed, straps or clips on the roof framing and the garage door for bracing.

  • Can a 4-Point and Wind Mitigation Inspection be combined?

Yes. We normally recommend these 2 services combine at the time of the inspection.

  • What is Radon Testing?

Radon testing is recommended on every home inspection. Radon is an odorless and colorless gas. It is the second leading cause to cancer in the US. The lab results are delivered within 48 hours of the test. The Radon Test is for 72 hours/

  • What is "Mold Inspections"?

A mold inspection is when we take samples from drywall that may have a black or green like substance on the drywall. Additionally, we can take air samples behind a wall, above a ceiling if there is mold. All results are delivered to us within a 48 hour turnaround after the test has been completed.

  • What is a pool & spa inspection?

Pool and Spa Inspections are additional services with any inspection. We will inspect the pumps, pool coping, pool deck, electrical and filter system.

  • What is a 203-K Consultant?

A 203-K Consultant is when we are the your consultant for a rehab project, funded by HUD.

  • What are construction inspections?

A construction inspection is when we arrive to the construction site to inspect to see if the construction project is being built according to the blue prints and the home owners specifications.  Additionally, we inspect for any code deficiencies.

  • Are we certified in Log Home Inspections?

Yes. A log home inspection is very different then a General Inspection for a framed home. Upon making the appointment we can discuss more in detail about this service.

  • What is Away From Home Inspections?

This type of service is when you maybe on vacation or leaving for a few months. Each inspection is tailored to your needs.

  • What is Annual Warranty Inspections?

Annual Warranty Inspections is when we inspect the property prior to the home builder inspection. Our inspection report is detailed to address any warranty items to the home builder to fix or replace.

  • What is a home inspection?

A Home Inspection is a process that we inspect the home for a buyer to describe any deficiencies of the home at that time of the inspection.

  • What is a seller inspection?

A seller inspection is very similar to general home inspection. However, for the sellers that are about to list the property with a Realtor, we can inspect the property to list any deficiencies. After any repairs are completed we can "Certify Move In" the property.

  • What's the "Certify Move In Ready" service?

The "Certify Move In Ready" is when the property has been inspected for the seller. Once the deficiencies listed on the inspection report have been completed, the property is re-inspected and if all deficiencies are corrected then we Certify the property. A sign will be placed in the yard stating that the property has been inspected and has a 120 day warranty.

  • What are the warranty programs?

The warranties come in 90 and 120 days. The 90 day warranty is for the buyer when we do a General Inspection. The 120 day warranty is for the seller when we do a "Certify Move In Ready" service.

  • What does the warranty cover?

The warranties cover anything in the home that is 10 years or younger. For example; if the toilet starts to fill water automatically in the tank because of the seal leaking. Or the Garbage Disposal leaks the day you move in. The warranty will replace the item at no charge and there is no deductible.

  • What is the Appliance Monitoring?

The appliance monitoring program is when all the appliances are listed in the home. The service is provided by ReCall Chek. The appliance's serial & model number are recorded for the monitoring company. The monitoring company will send you an email every month if there are any recalls from the manufacture. Additionally, if you buy a new appliance you can replace that appliance with the monitoring company. There is no charge for this service. Appliance's for this program are the refrigerator, dishwasher, garbage disposal, washer & dryer, range, microwave, wine refrigerators, trash compactor, garage door openers, heat pumps, and central air conditioners.

  • What is the Sewer Guard Protection?

The sewer guard protection is coverage for any collapsed sewer pipes underground within the warranty coverage days. The coverage is for $4000.00 of replacement of the pipes. The coverage does not cover clogged pipes.

  •  Can the warranties be extended past the initial 90 or 120 day time frame.

Yes. This option is with the warranty company. As your initial time period is near expiring, the warranty company will contact you about renewing.

  • If I am interested in purchasing just a ReCal Chek service how much is that? 

Yes, the program is included in the home warranty package. However, the price is $59.00 for us to come out to record the information on the appliances.
